About the Pub

The Pear Tree is a fully wet led 'proper' community pub in the area of Pear Tree and Itchen (Woolston). The pub was originally built in the 1880's but was bombed in the war and rebuilt in the 1940s. The Pear Tree still thrives in the garden and is over 100 years old. This is a community pub which has darts, pool and crib teams and benefits from a large garden with a covered smoking solution and patio area. The pub comprises of two back to back bars, one lounge with fixed bench seating and a feature fireplace and one sports bar with a pool table which shows BT sport. The pub has a function room capable of housing 40 people seated and occasional live music, the doors open out onto the enclosed garden. The nearby Church uses the pub for wakes and Christenings. The pub needs a new publican who will become part of the community.

The Pear Tree is a traditional pub, oozing with charm. It is well presented in original decorative style with bench seating in the lounge bar. The main source of trade comes from the blue-collar community of Woolston who enjoy the sports and entertainment offered at the pub. There is darts, pool and crib teams that complete in local leagues that use the pub as there meet up providing frequent trade throughout the week. As a fully wet-traded business the publican taking on this site needs to be an experienced operator, who can run a community style pub with a male led customer base. A focus on sports and entertainment is what will allow this business to grow and prosper.

The pub sits in the Pear Tree and Itchen area of Woolston, which is a suburb of Southampton. Originally dating back to the 1880's, the Pear was rebuilt in the 1940's after the war so there is heaps of character and heritage attached to this pub. Sitting on a prominent main road and just a just a 10-minute walk from Itchen college, the suburbs of Woolston and Bitterne are located just a short distance and both offer small shopping centres. The Itchen toll bridge over Southampton water is half a mile away which takes cars and walkers into the main city of Southampton. Woolston has had reinvestment on the waterfront with new apartments being built in Century Quay. The pub has privately owned housing on its doorstep and this is where most of its customers come from. There is also a 400-year-old church located next door which also brings in frequent trade from christenings and wakes.
