Lover of live music and fancy being your own boss? The Rolleston Arms is an imposing building that occupies a prominent corner site close to the town centre of Swindon. The pub is renowned for its live music and has developed a strong trade over the years. The pub currently operates from one bar area, with seating for approximately 40 covers set out in a traditional style on multiple levels which creates a vibrant main trading area. The décor is traditional and light with wooden flooring and a mixture of fixed and loose seating, creating a welcoming environment for guests to enjoy a drink and a bite to eat. A fully fitted trade kitchen capable of delivering a simple food offer is on site at the pub. The music venue is located on the lower ground floor which has potential to accommodate for up to 400 people and is split over two levels with a stage area, dance floor, and mezzanine viewing floor. The venue, currently called ‘Level 3’ also has its own entrance from the front of the building, along with toilets and a private bar so is completely self-contained. The business benefits hugely from the potential to offer letting accommodation, which is currently partly occupied by staff. There are nine rooms in total with a mixture of single, twin, triple and double rooms, six of which are en-suite. There are three picnic benches to the front of the pub occupied on a pavement licence, allowing guests the option to enjoy a drink alfresco. There is also a small car park to the rear of the pub, which has space for approximately eight vehicles.
