Job DescriptionBlock Manager - Evesham - up to 35k (Salary Negotiable dependent on experience)A great opportunity for a Property Manager who is looking to progress their career in Block Management to join this leading multi branch Lettings and Estate Agency brandcovering the Warwickshire and Worcestershire area. They are looking for a Block Manager who will be responsible for a portfolio of residential properties and also supporting the Director and property management team in co-ordinating the administration of building repairs and maintenance work.Key Responsibilities Managing a portfolio located in the Worcestershire and Warwickshire area Organising the maintenance of the buildings and communal areas Liaising with contractors regarding maintenance and major works Managing any onsite staff and cleaners and maintenance Maintaining health and safety regulations and legislation Producing and managing service charge budgets across the portfolio Approval of works and supplier invoices within agreed deadlines Respond to information requests in a prompt and timely manner internally and externallyto stakeholders Maintenance of a site inspections schedule for managed portfolios undertake visitswhere necessary Arrange attend and record client meetings and RMC AGMs including evening meetings Ensure all client developments and buildings are properly maintained and monitored Process Section 20 consultations Review insurance cover of developments on a periodic basis to ensure they haveadequate levels of cover Work with other departments to ensure service charge accounts are prepared approvedand distributed to residents in a timely manner in line with statutory obligationsSkills To have knowledge of the ARMA practice standards RICS Service Charge Management code A good knowledge of Section 20/major work consultation processes To have excellent communication skills both written and verbal to provide good customer service Able to prioritise organise and manage own workload Customer/client focused Confident with Microsoft Office in particular Word and Excel To be able to manage leasehold sales enquiries and tasks associated with property transfers and sub-lettingExperience Block Management experience Experience of working with a close team environment Administration experience within a busy environment Basic service charge accounts knowledgeWorking Hours - Monday to Friday 9am - 5.30pmBenefits 25 days of annual leave plus all bank holidays Earn extra holiday for long service and take your birthday off Company pension plan.
