Key Responsibilties of the Retail Property Manager

Estate Management:

  • Proactively manage the existing store portfolio to deliver value;
  • Proactively manage the extensive lease expiry program including managing the store closure process upon exit;
  • To oversee the negotiation and management of rent reviews and lease renewals (including the documentation of zero uplift reviews)
  • Proactively manage the estate for opportunities to re gear leases where commercially appropriate;
  • Drive approval process of acquisitions with provision of relevant data to ensure all sites meet necessary commercial benchmarks
  • Manage the groups' legal advisors on lease renewals
  • Regular store/ town visits to identify issues and keep abreast of developments.
  • Responsible for provision of accurate data to Finance department to ensure timely settlement of property related costs
  • Manage Budget responsibilities and assess possibilities for cost efficiencies.
  • Managing and developing strong relationships with current landlords and shopping centre Management.
