Asset & Portfolio Manager – North West London

My client, is a highly regarded and well known Consultancy focused on Commercial and Residential real estate in the UK. With over 25 years in the business, the company model has moved from working with clients who strategically intend to retain their assets in the long-term, to having a balance where trading assets and securing value added opportunities throughout the UK is equally as important.

Strategically, the company will be investing across their portfolio to make the most of the positive property market and the company is seeking a highly motivated Asset Manager with experience in property management to run and effectively manage the day to day requirements of their portfolio, predominately focussing on commercial with the portfolio split being 75/25..

The company is providing a fantastic opportunity for any entrepreneurial individual looking to take control of their career and steer it in the right direction with support from a strong network of financiers and agents. It is a great career move for a seasoned property candidate who enjoys structured assistance in a creative and open-minded environment, with direct access to the Director of the company and decision makers. Strong property management skills are necessary for the role as you will be required to manage every aspect of your individual portfolio, from the financial aspect of business with keeping costs down, to dealing with contractors, legal, planning authorities and everyone in between.

The ideal candidate will have a pro-active attitude due to this independent working style and extensive experience in all aspects of property from developing, managing and setting out required work schedules .A strong academic record will also be considered, as well as a track record of success in the property world, however a positive attitude and a hunger to learn are the most important qualities to possess for anyone considering this role.

Role Responsibilities:

  • Maintaining strong relationships with property source agents from both the commercial and residential spheres of business
  • Preparing asset strategies and implementing actions within proposed time scales
  • Carrying out property inspections to ensure maintenance is in accordance with lease terms
  • Identifying opportunities and initiatives to enhance and increase capital and rental value, from planning permissions to renovations
  • Initiating and completing lease extensions or re-gears to maximise income and capital value
  • Ensuring that all Landlord & Tenant lease obligations under the leases are complied with
  • Ensuring all rents due are collected. If required, taking the appropriate action to recover outstanding debt by working closely with the Finance team
  • Preparation of service charge budgets and on-going monitoring of actual expenditure against budget
  • Appointing contractors and liaising with Estates Administrator and Building Managers where necessary
  • Carrying out a full audit and reconciliation of service charges in conjunction with the accounts department and preparing the necessary reports to be sent to all tenants
  • Approving invoices relating to properties and providing correct allocation under the service charge codes
  • Ensuring timely payment of any non-recoverable expenditure
  • Preparation of appraisals to present to Board for approval process
    To be considered for this role, we look for:

    • Work scheduling and contractor management
    • Agency/Landlord & Tenant background
    • Basic investment appraisal knowledge

      Package: Basic £70,000, negotiable dependent on experience plus bonus and benefits
