A leading privately-owned house builder based in is seeking to enhance their Construction department by hiring an experienced Contracts Manager.


This award-winning developer offers an exciting opportunity for a dynamic leader with a motivational style, well-suited to their collaborative and energetic environment. The role involves overseeing construction projects across the region, ensuring you meet financial objectives and high-quality standards.


You wil be covering sites in Cornwall and Devon.


Key Responsibilities:


  • Lead and manage the successful delivery of regional housing projects.
  • Monitor project budgets to ensure financial targets are achieved, providing regular updates.
  • Track the performance of all plots against the build programme, addressing any delays.
  • Provide essential dates for sales/build meetings to ensure timely legal completions.
  • Collaborate proactively with internal teams, external suppliers, and subcontractors to maintain the build programme's progress.
  • Monitor site costs related to labor, materials, customer care, and replacements.
  • Ensure all plots meet the highest quality standards, complying with NHBC Standards and Building Regulations.
  • Oversee and mentor Site Managers and on-site teams, offering professional guidance.
  • Ensure all projects adhere to health and safety regulations.
  • Maintain effective communication with clients, subcontractors, suppliers, and internal teams.
  • Identify potential risks and implement mitigation strategies.
  • Regularly update senior management on project progress and challenges.
  • Provide coaching and development for site management, including regular 1:1s, performance reviews, and informal on-site learning.


Desired Skills and Experience:


  • Previous management experience in housebuilding as a Contracts Manager.
  • Membership in the Chartered Institute of Builders and/or NVQ level 5 in Construction Management, or extensive experience as a tradesperson.
  • In-depth knowledge of construction contracts, NHBC requirements, building regulations, and health & safety standards.
  • Strong leadership and project management capabilities.
  • Ability to manage multiple projects simultaneously.
  • Excellent interpersonal, communication, and relationship-building skills.
  • Highly organized with exceptional time management.
  • Ability to work well under pressure and meet deadlines.
  • Proactive, forward-thinking approach to problem-solving.
  • Collaborative and positive attitude towards teamwork.
  • Proficiency in Microsoft Office.
  • Valid right to work in the UK
