Swoop Recruitment is excited to present an incredible opportunity for a Property Manager to join our client's dynamic Investment Management team to focus on their HMO portfolio.


Office Location: Manchester (2 days in the office, 2 on-site at properties, 1 from home)

Work Type: On-site 4 days, 1 day from home, Monday to Friday, 9.00am to 5.30pm.

Salary: £25k - £29k dependent on experience


Travel across the North of England is required, with access to a company pool car and mileage covered for personal vehicle use when necessary.


Role Overview:

Join us and ensure top-notch management of multiple client accounts, focusing on high standards and compliance. Key responsibilities include:


  • Supporting the Senior Management Team to achieve department objectives.
  • Driving excellence in HMO processes and ensuring compliance with regulations.
  • Delivering exceptional customer service.
  • Managing administrative tasks such as displaying/removing site notices, processing fire risk assessments, and addressing tenant and landlord issues.
  • Raising jobs for HMO properties with urgency and efficiency.
  • Understanding and submitting HMO licence applications.
  • Conducting pre-application inspections and advising landlords on requirements.
  • Communicating effectively with landlords, contractors, PMs, and local authorities.
  • Addressing ASB issues and understanding their impact on HMO licences.
  • Becoming a confident HMO specialist and attending sub-licensing committee hearings if needed.
  • Conducting HMO surveys and advising on licence requirements.

  • Previous Property Management experience
  • Understanding of HMO legislation
  • Excellent verbal and written communication skills.
  • Strong customer service skills and conflict resolution capabilities.
  • Great organizational skills with a problem-solving attitude.
  • Confidence in relaying information and leading tasks to completion.
  • Ability to multitask and stay calm under pressure.
  • Good IT skills, including proficiency in MS Office Suite.
