Property Manager

We are looking for an experienced and motivated Property Manager to join our clients team, specialising in block management. This role offers a balanced work structure with 2 days per week in the office based in Harlow and the flexibility to manage your own time around site visits and administrative tasks.
What You Can Expect
- Location – Harlow (Hybrid)
- Salary – Up to £40,000
- Work Type – Permanent
Main Responsibilities as a Property Manager
- Managing a portfolio of residential blocks, ensuring the delivery of high-quality property management services.
- Liaising with leaseholders, residents, contractors, and third parties to resolve issues promptly.
- Overseeing routine and reactive maintenance, ensuring compliance with health and safety regulations.
- Preparing and managing service charge budgets, ensuring costs are monitored and managed effectively.
- Conducting regular site inspections to ensure buildings are well-maintained and repairs are carried out efficiently.
- Attending AGM meetings and managing key relationships with residents’ associations and freeholders.
- Ensuring compliance with relevant property legislation and industry regulations.
- Managing contractor relationships and monitoring performance to ensure efficient service delivery.
- Handling insurance renewals and claims, as well as other administrative duties as required.
Key Requirements
- Proven experience in property management, ideally within block management.
- Strong understanding of property legislation and compliance requirements.
- Excellent communication and organisational skills.
- Ability to work independently and manage your own workload.
- Strong attention to detail and problem-solving skills.
- Familiarity with service charge budgeting and financial management.
