Role Purpose
To assist the Head of Technical Services in the management and delivery of the repairs, maintenance, stock investment and retrofit contracts throughout the company for all housing, associated land/buildings and in respect of corporate buildings. To work with contractor and consultant partners, colleagues and residents across the full range of resident services, to ensure that customer involvement and resident satisfaction is at the core of the decision making process and delivery of these services

Education
Full membership of professional body (RICS, CIOB) (E) ? Construction related degree or equivalent experience. (E) ? Level 5 Retrofit Coordination & Risk Management (D) Knowledge and Skills Required ? In depth knowledge and understanding of the diverse lifestyles and needs of residents. (E) ? Thorough knowledge of PAS 2035 (E) ? Detailed understanding of the RIBA plan of Work (E) ? High level of knowledge of housing, housing law and the regulatory framework. (E) ? Knowledge/awareness of the strategic property investment needs of the Group. (E) ? Knowledge of current Procurement Directives and tendering rules. (E) ? Experience of developing and implementing complex strategies to meet business needs. (D) ? Working to tight deadlines High level knowledge and experience of: (E) - Partnering and a range of procurement mechanisms and procedures - Management best practice and techniques - Building practice, building law and emerging trends - Landlord and tenant issues arising from leasehold properties - Party Wall procedures and practice ? Excellent customer care, staff management and interpersonal skills. Ability to lead effective project teams delivering cross functional outcomes. (E) ? Able to successfully manage external consultants & contractors - within a performance management & improvement culture. Ability to contribute to, monitor and control budgets. (E) ? Able to represent the organisation externally with key stakeholders such as local authorities, partner agencies and residents groups. (E) ? High level analytical skill and an ability to deliver creative solutions and information in a diverse environment. (D) ? Demonstrable skills in negotiating formal contracts with external organisations. (E) Experience Required ? Relevant experience in a relevant maintenance & reactive/responsive repairs capacity with a sound technical knowledge of building maintenance services. (E) ? Experience in managing large scale construction programs from inception to completion (E) ? Direct experience managing and delivering a best-practice responsive maintenance and planned/cyclical maintenance service. (E) ? Experience of undertaking complex defect diagnoses across building types (including modern methods of construction), building technologies and building services. (E) ? Co-ordinating strategic actions to ensure and maintain required ratio between reactive and planned maintenance. (E) ? Experience of working with residents and involving them in monitoring and shaping services. (E) ? Contribution to complex budget setting, monitoring and control. (E) ? Experience of implementing quality systems. (E) ? Full understanding and administration of a range of contracts and contract forms. (E) ? Experience of managing and administrating large and complex contracts delivering high volumes of multidisciplinary repairs to housing, office and other building types. (E) ? Experience of managing planned maintenance and/or major repairs - especially in respect of void works, elemental replacements, etc.
