The Managing Director has overall responsibility for the management of all activities, strategy and motivation of the Cheshire and North Wales region and team to lead on and deliver future growth strategy in line with agreed targets. Key performance indicators include land acquisitions, the management and delivery of financial and sales targets, and the maintenance of customer satisfaction levels. The Managing Director’s responsibilities will include:

· Implementation of appropriate strategies and processes to ensure the delivery of targets in line with future growth aspirations;

· Having accountability for the management of risk/opportunity at all times;

· Agree annual targets and goals for the division, in conjunction with the Heads of Department with agreement from the Chief Operating Officer;

· Collaborate with the Lancashire region to embed a collective approach to Housing strategy and operations;

· Chair and direct the monthly divisional Board meeting, ensuring relevant information is cascaded and raised by Departmental Heads;

· In conjunction with the Lancashire region, report on regional Housing performance, risk and pipeline on a monthly basis to the Chief Operating Officer;

· Adhere to reporting requirements and at the earliest opportunity intervene or escalate any risk to the Chief Operating Officer;

· Ensure the region and respective colleagues are compliant with Company policies and processes at all times, raising with the appropriate Group Service area of any contravention;

· Controlling regional resources in an appropriate, financially sensical way;

· Chair and direct the weekly Build/Sales meetings and monthly CVR meetings to agree sales prices and efficient controlling of costs and supplier relationships;

· Oversee the continuous improvement of internal systems and processes, recommending efficiencies to the Chief Operating Officer in conjunction with the Lancashire region wherever possible;

· Be accountable for team succession planning and performance management to ensure a fit-for- the-future, high performing region, in conjunction with the Group HR Department;

· Ensuring communication is engaging, impactful and appropriate for the region, ensuring Heads of Department are appraised of information accordingly;

· Maintain the family brand of the Housing region;

· Having full responsibility for the provision of effective Health, Safety and Environmental (HSE) adherence across the region at all times;

· Chair and direct the monthly divisional HSE meeting, in conjunction with the Group HSE Department;

· Develop and maintain contacts in the local business community to pipeline land leads for the Division, in conjunction with the internal regional Land teams and as agreed with the Chief Operating Officer;

· Attend monthly Land meetings;

· Maintain at all times and accurate position of the progress of all land dealings and impact upon cashflow;

· Have a full understanding of the technical aspects of all proposed schemes;

· Promoting a Customer Care focused culture internally and externally.

The Managing Director will ideally have the following skills, behaviours and experience:

· Prior experience in a Housebuilding organisation, with senior (Director/Head of) responsibility;

· Implementing risk adverse actionable plans that demonstrate an assessment of risk vs. opportunity;

· Demonstrable experience/working knowledge of all operational Housing departments, Financials and collaboration with Group Service roles;

· Ability to communicate clear plans to achieve clear goals;

· Recognition of appreciation of individual achievements and motivating Departmental Heads to achieve strategies/goals/targets;

· Approachable, personable and able to act on feedback provided;

· Acts with integrity, humility and consistently demonstrates people engagement skills;

· A strategic thinker who is able to turn visionary ideas into actionable plans with assigned responsible owners;

· Able to delegate and empowering Departmental Heads to be accountable for their respective area performances;

· Providing inspiration, motivation and guidance to senior leaders in an organisation;

· Operates with a continuous-improvement mindset;

· Promotes and demonstrates Company values and brand externally, representing the Company appropriately and positively.
