Junior Asset Manager

My client are looking for an experienced surveyor who will assist in the management of the portfolio to include negotiations of new leases and licenses, negotiations upon renewal or expiry of a lease, assist the estate manager in coordinating maintenance works, dilapidation works, and Landlord fit out works.
Tasks will include but not be limited to:nAssist in the day-to-day management of the mixed use portfolio and carrying out regular site visits;nProviding professional advice to all departments regarding commercial property or estate management matters;nLiaise with tenants, landlords, contractors and others as required, including dealing with telephone calls, emails and personal visits in a timely and courteous manner;nResponsible for all landlord and tenant matters, lettings, rent reviews, lease renewals assignments, sub-letting, alterations and budgeting/forecasting.nLiaising with our property management accountant to ensure rent reviews are triggered and correct rent is demanded in accordance with the lease terms;nNegotiating all estate matters arising under existing leases of premises for both directly managed buildings and external agent managed buildings.nResponsible for letting of vacant properties and liaising with leasing agents;nEnsure the tenancy schedule is up to date on a weekly basis and regularly updating our Property Management System;nAssist in the Service Charge management and budget;nSupporting the Head of Property and Estates Surveyor on general portfolio administration;nEfficient email correspondence, passing of messages and following up with all clients / tenantsnAd-hoc filing and administration dutiesnResponsible for ensuring information on the property database is kept up-to-date regarding properties managed.nUndertake any other duties within capabilities as and when required.
Skills and Experiences:nA qualified member of the Royal Institution of Chartered Surveyors (MRICS) but consideration will be given to those with at least 3 years' experience as a Commercial Management Surveyor.n3 + years in a Real Estate role either client side or consultancynAbility to take full responsibility of the portfolio;nAbility to coordinate all parties involved and report to the Directors;nWell organised and efficient;nGood working knowledge of MS Office, MS Excel and Outlook
Salary:
Negotiable depending on experience, plus discretionary bonus, pension and private medical insurance upon successful completion of the probation period.
