Assistant Block Manager

We are seeking a dynamic and motivated Assistant Block Manager to join our client's team. This role presents an exciting opportunity for an individual with a passion for property management to develop their career within a fast-paced and rewarding environment. The successful candidate will work closely with an experienced team to deliver first-class service to their clients and residents.
ResponsibilitiesnTo be able to undertake and complete pre-sales enquires LPE1 forms on behalf of leaseholders and in support of the PMnTo be able to understand and review a long lease and complete a lease reviewnTo understand the sales process and provide necessary supportnTo be able to issue AGM notices and supporting pro-formas in support of this function including the accurate taking of minutes and presentation of reports to the shareholders and BoardnTo learn and be conversant in all the TPI guidance notes on all legal matters which directly affect block management e.g. Forfeiture, AGMs, RTMs etc as directed by the Senior ManagersnTo be proficient in the production and management of major works consultation i.e. s20 procedures and complete the process on this function.The employee will be proficient in the receipt of maintenance calls, raising PO’s on Qube and monitoring through to completion in support of senior staff.nTo assist and process all repair, maintenance and planned preventative maintenance as instructed by the Property Manager or Senior Manager, including collaborating with suppliers to ensure timely and completion of maintenance tasksnTo assist the management of accurate records of maintenance activities, expenses, and warrantiesnTo be fully conversant in Qube’s repair modules, reporting on this function and produce review reports as instructed by senior staffnTo learn and be conversant in all the TPI guidance notes on all maintenance matters which directly affect block management e.g. asbestos, legionella, gas etc.nTo be able to prepare management reports which cover the main functions of the agent’s role and make clear to the client works undertaken and future challenges posed at each building as per the reporting standards.

2+ years' of Block Management experiencenRemain updated on industry best practices and emerging technologies to enhance maintenance processesnKnowledge of property management software, preferably QubenStrong understanding of property maintenance, legal compliance, and financial managementnExcellent communication and interpersonal skillsnAbility to multitask and prioritise tasks effectivelynAttention to detail and problem-solving skillsnCommitment to delivering outstanding customer servicenIRPM qualifications or willingness to completenStrong verbal or written communication skills
