Building Services Manager

Tasks and Responsibilities:
Tender Stage - Pre-ContractReview the Tender Information including the Employers Information Requirements and determine the scope and extent of all remaining design work, prior to the Tender Start-up meetingVerify that the existing Tender (design) Information is compliant, coordinated, affordable (within the existing budget) and buildable prior to the Tender Settlement meetingAssess / audit all novated Design Team members and if applicable negotiate any additional servicesPrepare and issue fee enquiries for supplementary Design Team membersSelect and informally appoint supplementary Design Team members for both Pre and Post Contract StagesPrepare and issue fee enquiries for any additional survey work and or reportsProduce and agree the Tender Stage Design Programme and Design Deliverables with the primary, secondary and specialistsubcontract designers and monitor / report on progressProduce and agree the Project Stage draft Design Programme, Design Deliverables and Specialist sub-contractor Procurement Schedule and Installation/Commission ProgrammeDevelop, in conjunction with the Design Team, competitive, technically robust design and engineering solutions that respond to the Employers RequirementsEngage with preferred specialist subcontractors to develop innovative design solutions and close out design interfacesCompile a schedule of design assumptions, design opportunities (VE), design risks (HSE/CDM) identified during the Tender Stage design processProduce technical responses for all design questions contained in the tender enquiry document and compile a schedule of Tender Stage design clarifications, qualifications and derogationsApprove all design proposals that are to be included in the tender offerPrepare for and attend all Pre and Post Tender InterviewsUndertake design performance reviews for all primary, secondary and specialist subcontractor designers
Project Stage - Post ContractAssist in the formal appoint of the Design Team and consultantsReview the Project Information including the Employers Requirements, Contractors Proposals and formally appoint the Design Team and consultants and brief the Design Team on their contractual obligations and their corresponding dutiesProduce and agree the Project Stage Design Programme and associated Design Deliverables with the primary, secondary and specialist subcontract designers and monitor / report on progressProduce and agree the Project Stage Specialist sub-contractor Procurement Schedule and Installation/Commission ProgrammeMonitor / report on progress to ensure overall progress against programme is maintainedClose out design assumptions, design opportunities (VE), design risks (HSE/CDM) made during the early stages of the design and or tender processVerify that all new design documentation is compliant, coordinated, affordable and buildable on a weekly basis in accordance with the DMPManage the submission and timely approval of all reviewable design dataAssist in the commercial and technical review of specialist subcontract tender returns, establish interfaces and review alternative designPrepare technical submissions for alternative designs, system, component, product and or material proposals for client approvalManage the post contract change control process in accordance with the DMPEnsure all primary, secondary and specialist subcontractor Design Risk Assessments are produced for review and approvalObtain responses to primary, secondary designers TQs from the clients team and specialist subcontractor TQs from the primary designersEnsure that all changes to primary and secondary design work are incorporated in the As-Built design documentationUndertake design performance reviews for all primary, secondary and specialist subcontractor designersAssist the Document Controller in compiling and archiving the final issue of design documentation, for the; As-Built records, O&M Manuals, Health and Safety File and Post Construction Stage BREEAM certificateAdvise on the approach to manage the physical interfaces between Building Elements and SystemsEstablish quality benchmarks, review regularly and undertake final acceptanceManage the commissioning, witnessing and validation of test results and user training
Requirements:Degree qualified or equivalent in a relevant disciplinePrevious experience working for a tier 1 contractor is desirableExperience working on hospital projects is desirableTechnically minded and good teamworking abilityHealth and Safety conscious
