About The Organisation:

We are recruiting for a Housing Officer to join Wellington Mills Housing Co-op - a resident-run social housing organisation working in partnership with the London Borough of Lambeth. Responsible for managing 138 homes on a small, friendly central London estate set amongst attractive communal grounds and gardens, the Co-op works toprovide safe, affordable, and well-maintained housing, while improving the overall quality of life for everyone who lives and works there.

Wellington Mills takes a huge amount of pride in the homes it manages, and as Housing Officer you will deliver a range of tenant and leaseholder services to ensure the estate is kept clean, safe and well run.

This is a hands-on role based in the local estate office that requires excellent customer service skills and a commitment to delivering an outstanding housing service to the local community. Job Overview:

We are seeking an experienced, highly motivated and organised Housing Officer who will report to the Estates Director. You will help manage the day-to-day operations of the estate, ensuring that all properties are well-maintained and that the needs of residents are met. This is a part-time position, 3 days per week.

Key Responsibilities:

  • Rent and Service Charge collection and arrears recovery.
  • Tenancy Management functions; dealing with voids, viewings, sign ups, terminations, ASB, tenancy checks (using Northgate), logging repairs
  • Carry out estate inspections and deal with issues that arise.
  • Assist the Estate Director in managing the cleaning, grounds maintenance and repairs contracts.
  • Deal with complaints and requests for information.
  • Ensure accurate keeping of records and log sheets.
  • Manage communications with residents and committee members.
  • Plan and coordinate social and community events for residents.
  • Carry out welfare calls on vulnerable residents.
  • General administration duties to ensure smooth running of the estate office.
  • Produce reports for Board Meetings as required.
  • Administer the sale of FOB keys and Garage access cards for residents.
  • Assist with finance tasks including inputting invoices.

You will need:

  • Previous experience in property management/housing services.
  • A good understanding of Tenant Management Organisations, and of current housing issues.
  • Strong IT skills, particularly Northgate, Sage, Microsoft Office or similar.
  • Ability to work with the minimum of supervision and with the confidence to carry out home visits alone.
  • To be approachable, with a good telephone manner and interpersonal skills.
  • Excellent written and verbal communication skills.
  • Working knowledge of welfare benefits and housing legislation.
  • Knowledge of income management and debt recovery (essential).
  • Knowledge and experience of using the CHICS software (desirable).
  • Good standard of education (minimum GCSE level).
