Responsible for General Upkeep & Maintenance of the Conservatoire Buildings

Role Summary

You will be required to assist the Buildings Operations Manager in first line maintenance of the
Conservatoire and to carry out building, electrical, joinery and plumbing repairs within the
Conservatoire. The role will also be required to deputise for the Buildings Operations Manager when dealing with contractors and works.

Responsibilities:

You will be required to undertake the duties and responsibilities detailed below:

  • Check online faults log, assessing and prioritising the tasks in hand while carrying out daily duties around the Conservatoire.
  • Carry out visual checks on the internal fabric of the buildings in order to ensure that they are being maintained at the high standard required by the Conservatoire.
  • Liaise with the Client Services Department to arrange convenient times to carry out works in various areas such as staffrooms, offices, classrooms and venues. As most of these areas are timetabled, it is crucial that there is good communication between the


Maintenance Assistant, and Client Services, so that the work can be carried out with the minimum of disruption to the staff, students and public.


  • Prioritise and plan workload regarding when specific tasks can be carried out.
  • Liaise with outside contractors on the instruction of line manager (and in their absence where necessary) for works to be carried out in accordance with Conservatoire procedures.
  • Remove and replace existing equipment and refurbishment of areas as required by the
Buildings Operations Manager and measure up and advise on materials required for each project.

  • Source supplies and materials required to carry out maintenance and refurbishment projects.
  • Prepare and carry out tests on equipment and fittings within the building and repair or replace as necessary (e.g. joinery, plumbing and CCTV fittings).
  • Respond swiftly, without supervision, to all incidents in order to prevent serious damage and health and safety risks.
  • Participate in the Conservatoire's Goals Setting and Career Review process.
  • Undertake any other reasonable duties as required by the Buildings Operations Manager.

  • Joinery, plumbing, electrical and / Trend decoration skills are essential to carry out tasks such as: a

Joinery:

freeing jammed door and window locks, replacing handle locks, fitting security locks, building furniture, general refurbishment of rooms and Conservatoire common areas, and refurbishment of seating in all Conservatoire public theatres

Plumbing:
clearing blocked sinks and urinals, replacement of fault and extension of new equipment and water supplies, e.g. taps, showers, WCs, general pipework, water vending machines, and identifying pipe blockages to clear/repair as appropriate.

Electrical:

competence in assisting in diagnosis/repair of electrical faults, and assessing whether work can be carried out in-house or via an external contractor to specifications.


  • Knowledge and experience of multiple disciplines within the building trade are required.
  • Knowledge of Mechanical plant and its operations such as Boilers, Calorifiers,
AC Units,

  • The ability to resolve work problems independently, based on substantial experience within the industry and knowledge of practices within the
Conservatoire (day-to-day tasks are normally unsupervised, e.g. workload derived from faults book and communication from line manager).

  • A well-developed understanding of and respect for Health & Safety requirements and procedures, for themselves and others around them
