1.
General Description.


Responsible for designated works services and the maintenance of buildings used by third parties, together with other properties for which the Association is responsible in Kent, Surrey, East & West Sussex within the SERFCA area of responsibility as required.

2.
Detailed Responsibilities.
a.

Annual and periodic inspection and survey of properties, inputting captured survey data into bespoke database, determining condition grade of each property and programming planned task to raise/upgrade condition of properties to the target condition grade.

b. Producing and updating Forecast of Maintenance Register (FMR) for submission to higher authority periodically.

c. Listing and presenting all planned tasks for FY and detailing requirements for examination by the Head of Estates. When approved, obtaining estimates and placing orders with the appropriate contractor(s), demonstrating value for money.

d.

Manage Fault Reporting / Works Order Procedures on reactive and incidental works as part of day to day maintenance tasks, working with the Help Desk as and when required.

e.

Maintain an overview on works services being undertaken by consultant architects, to ensure they accord with the correct scales and are compliant with Regulations and standards.

Including attendance at site meetings where necessary. Report to the Head of Estates on both work to date and progress reports, including specifications.

f. Maintain Asset Register and Record Plans.

g. Process Fire, Range, Security Reports and general progress reports as requested by the Head of Estates.

h. Process quotes and invoices to demonstrate value for money. Ensuring fair marketing for tenders/works.

i. To appraise, comment on and approve technical drawings where appropriate. Ensure any proposed work is undertaken in accordance with the lease. And, is practicable in relation to technical factors to ensure compliance with current legislation.

j. To meet contractors, and be aware of new building materials and techniques in compliance with current legislation.

k. Meet with contractors on a day-to-day basis as required.

l. Act as point of contact with customers for any work related problems.

m. To produce survey reports as required.

n.

To be familiar with current Estates Department IT systems in order to produce monthly reports for the department as required.

o. Point of contact for asbestos related matters including monitoring of SERFCA Asbestos Management Plans.

p. To make available to the Estates Staff each month a Progress Update on your area of responsibility.

Essential
Qualification in Construction Industry.

Proven Management of Workloads to a Time Scale.

Ability to Manage and Prioritise Statutory and Mandatory Legal requirements.

High Degree of accuracy and reporting.

Proven Self Starter.

Ability to work autonomously across a large geographical area.

Qualification in Construction Management.

£33,830.00 per year
