The Role:

Manningham Housing Association is seeking a proactive and skilled Minor Works Operative to join our team.

This role involves providing high-quality minor works services to tenant homes, ensuring effective maintenance and compliance with health and safety standards.


Responsibilities:

  • Regularly inspect common areas, including stairways, pathways, gardens, and amenity areas, reporting on conditions and identifying any breaches.
  • Efficiently remove rubbish and discarded items from common areas and vacant properties, arranging their disposal or storage.
  • Conduct gutter cleaning, removing debris and plant growth to ensure proper drainage and prevent water penetration.
  • Perform internal cleaning of lowrise blocks and treat surfaces affected by mould growth.
  • Assist the Health and Safety and Compliance Officer with onsite compliance activities.
  • Undertake minor reactive repairs and support estate cleanup and grounds maintenance initiatives.
  • Engage in external fencing repairs and decoration, and participate in snow removal and gritting during inclement weather.
  • Ensure vehicle roadworthiness through daily checks and maintenance reporting.

Requirements:

  • Good level of education (GCSE standard or equivalent) preferred; cleaning qualification (e.g., NVQ) is desirable.
  • Valid full clean driving license.
  • Experience in basic maintenance repairs, health and safety checks, and handling emergency situations.
  • Strong communication skills and the ability to interact positively with tenants and colleagues.
  • Demonstrable problemsolving skills and the ability to meet customer expectations.
